Property tax is an annual levy collected by Bhopal Municipal Corporation (BMC) on residential and commercial properties within city limits. The amount is calculated from your property’s built-up area, usage and zone. Paying on time keeps your property records clear and is required for sale, mutation and loan paperwork. Online payment through the BMC portal is instant and generates a downloadable receipt.
- Owner of any residential or commercial property within Bhopal Municipal limits
- Holders of a valid Property ID (PID) issued by BMC
- New owners after a registered sale should first complete mutation (namantaran)
- Property ID (PID) or last paid tax receipt
- Owner name & registered mobile number
- Aadhaar (for first-time / new assessment)
- Registry / sale deed copy (for mutation only)
Visit the BMC portal and open “Property Tax”, or walk in to your zone office.
Search your property using the Property ID, owner name or address.
Verify the assessed amount, arrears and any rebate for early payment.
Pay via UPI, net-banking or card — or by cash/cheque at the counter.
Download and save the stamped receipt for your records.

Yes. Arrears appear automatically when you search your property; a 2% monthly penalty is added to overdue amounts.
Until mutation (namantaran) is done, the previous owner’s name shows. Complete mutation at your zone office first.
